In the last half a year, the rental price for a dwelling in Chisinau has dropped by 10-15%, despite a steady demand. Currently, a one-room apartment is rented, on average, for 350 euros, and a two-room one – for about 450 euros. Specialists estimate that by the end of the summer, the rents will become more expensive.
In response to IPN’s request, real estate agent Victor Romanesco mentioned that one of the main factors influencing the rental price is the location of the housing block. According to him, the most expensive apartments are located in the Center sector and adjacent areas, as well as in modern residential complexes in the Botanica and Râșcani sectors.
In determining the rental cost, several criteria are taken into account, among which are the location, the socio-economic infrastructure near the building, the condition of the building, the state of the apartment, as well as the selling price of the property.
“Traditionally, the rent price is set in such a way as to cover the value of the apartment over 12 years, but increasingly an extended model is applied, based on a recovery period of up to 15 years,” explained Victor Romanesco.
The highest demand from clients is recorded in the months of March and August, while January and June are the periods with the lowest interest from potential tenants. In this context, the real estate agent emphasized that, towards the end of summer and the beginning of autumn, a new increase in rental prices is expected.
